AHB Declares 2.50 Sen Interim Income Distribution For The Six-Month Ended 31 March 2024 (BM Version Available)

SHAH ALAM, 4 APRIL 2024- Pelaburan Hartanah Berhad (PHB) and Maybank Asset Management Sdn. Bhd. (MAM) today announced an interim income distribution for Amanah Hartanah Bumiputera (AHB) of 2.50 sen per unit for the six-month period ending 31 March 2024.

This distribution includes a basic income payment of 2.20 sen per unit and an additional bonus dividend of 0.30 sen per unit. The bonus payment is paid by PHB, AHB's sponsor, and is payable to the first 1,000,000 units held by each unitholder.

AHB will pay out a total of RM116.6 million to about 80,000 unitholders for this income distribution. Unitholders' income is not only tax-free but also net of zakat. For this period, the fund will distribute the income in the form of cash where the unitholders can expect the money to be credited directly into their bank account on 15 April 2024.

“This distribution demonstrates our robust investment strategies in managing our real estate portfolio," said PHB Group Managing Director/Chief Executive Officer, Mohamad Damshal Awang Damit. He further stated “The 1 billion extra units of AHB announced by the Prime Minister in October 2023 are almost entirely subscribed, underlining the importance of a stable and reliable income fund to investors especially in planning their overall investment portfolio.

"PHB continues to bring value to our AHB unit holders, not just through competitive income distribution, but also through financial solutions built into AHB such as Takaful and waqf. We are strategically building AHB portfolio to RM20 billion by 2030, by selectively acquiring income-producing properties and participating in property development in target sectors like healthcare, industrial and education,” he said.

 
MAM Chief Executive Officer, Muhammad Hishamudin Hamzah said, "As Malaysia's economy is expected to strengthen in 2024, we encourage Malaysians, particularly the youth, to start saving and investing in AHB as early as possible.

By starting early to save and invest, they can significantly bolster their capacity to fulfill their long-term financial goals, enhance their financial resilience and ensure a stable safety net for their future.”

AHB can be subscribed by Bumiputera investors at a price of RM1.00 per unit at all authorized distributors throughout Malaysia. AHB is backed by prime commercial properties that are already tenanted and are enjoying a steady stream of rental income. It was established to provide opportunity to Bumiputera investors to participate in owning prime commercial properties through the holding of units in AHB with a regular and consistent income. With a minimum investment of RM100 and a maximum of RM1 million, subscriptions are open at Maybank, AmBank, AmBank Islamic and Bank Islam branches nationwide or through Maybank2u website.

SHAH ALAM, 4 APRIL 2024- Pelaburan Hartanah Berhad (PHB) dan Maybank Asset Management Sdn. Bhd. (MAM) hari ini mengumumkan agihan pendapatan interim bagi Amanah Hartanah Bumiputera (AHB) sebanyak 2.50 sen seunit untuk tempoh enam bulan berakhir 31 Mac 2024.

Ia termasuk pengagihan pendapatan asas sebanyak 2.20 sen seunit dan pengagihan bonus sebanyak 0.30 sen seunit. Pembayaran bonus dibuat oleh PHB selaku penaja AHB dan akan dibayar kepada 1,000,000 unit pertama yang dimiliki oleh setiap pemegang unit.


AHB akan membuat pembayaran berjumlah keseluruhan RM116.6 juta kepada kira-kira 80,000 pemegang unit untuk pengagihan pendapatan kali ini. Pendapatan pemegang unit tidak hanya dikecualikan daripada cukai, tetapi ia juga telah dizakatkan. Bagi tempoh ini, dana akan mengagihkan pendapatan dalam bentuk wang tunai di mana wang tersebut akan dikreditkan terus ke akaun bank pemegang unit pada 15 April 2024.

“Pengagihan ini menunjukkan strategi pelaburan kami yang kukuh dalam menguruskan portfolio hartanah,” kata Pengarah Urusan Kumpulan/ Ketua Pegawai Eksekutif PHB, Mohamad Damshal Awang Damit. Menurut beliau lagi, “Jumlah 1 bilion unit tambahan AHB yang diumumkan oleh Perdana Menteri pada Oktober 2023 hampir keseluruhannya telah dilanggan, ini menegaskan kepentingan dana pendapatan AHB adalah stabil dan dipercayai oleh pelabur terutamanya dalam merancang portfolio pelaburan keseluruhan mereka.

“PHB terus memberikan nilai kepada pemegang unit AHB, bukan hanya melalui pembahagian pendapatan yang kompetitif, malah melalui penyelesaian kewangan yang disertakan dalam AHB seperti Takaful dan wakaf. Kami secara strategik membina portfolio AHB kepada RM20 bilion menjelang 2030, dengan secara selektif memperoleh hartanah yang menghasilkan pendapatan serta mengambil bahagian dalam pembangunan hartanah dalam sektor sasaran seperti penjagaan kesihatan, industri dan pendidikan," katanya.


Ketua Pegawai Eksekutif MAM, Muhammad Hishamudin Hamzah berkata, "Ekonomi Malaysia dijangka akan kukuh pada 2024. Kami menyeru rakyat Malaysia, terutamanya belia, untuk mula menyimpan dan melabur di dalam AHB seawal mungkin.

Oleh itu, dengan bermula awal untuk menyimpan dan melabur, mereka boleh meningkatkan kapasiti untuk mencapai matlamat kewangan jangka panjang, meningkatkan ketahanan kewangan dan memastikan jaringan keselamatan kewangan yang stabil untuk masa depan mereka,” katanya.

AHB boleh dilanggan oleh pelabur Bumiputera pada harga RM1.00 setiap unit di semua pengedar sah di seluruh Malaysia. AHB disokong oleh hartanah komersial utama yang telah disewakan dan menikmati aliran pendapatan sewaan yang stabil. Ia ditubuhkan untuk memberi peluang kepada pelabur Bumiputera untuk menyertai pemilikan hartanah komersial utama melalui pemegangan unit dalam AHB dengan pendapatan yang tetap dan konsisten. Dengan pelaburan minimum sebanyak RM100 dan maksimum RM1 juta, langganan boleh dibuat di cawangan Maybank, AmBank, AmBank Islamik dan Bank Islam di seluruh negara atau melalui laman sesawang Maybank2u.
